So, Medical Office Buildings (MOBs) are not what they used to be.

MOBs have evolved from small physician suites to purpose-built facilities that house outpatient surgery, imaging, and specialty care—facilitating a broader shift from inpatient to outpatient settings.

 

Joint replacements, cancer treatment, cardiovascular procedures – all unthinkable 20 years ago and now commonplace as same-day procedures.

When Prevarian secured the opportunity to purchase five existing Medical Outpatient Buildings located on the former Baylor Scott & White Garland Medical Center campus in Garland, TX, two of the buildings were vacant and the remainder were less than 50% leased. The VA of North Texas had just reopened the Hospital and had started its renovation. We tore down the vacant buildings and invested in the substantial renovation of two multi-tenant MOBs totaling about 140,000 SF. And, with a creative partnership with the City of Garland and a whole lot of elbow grease, we achieved over 90% occupancy with some great national tenants in about four years – exactly when we said we would.
Pine Creek MOB
Early in our company's history, Prevarian developed this 16-bed
Surgical Specialty Hospital in Dallas for a group of Physicians. It is a timeless example of the attention to detail and the quality that we relentlessly pursue. In addition to helping secure construction and equipment financing, Prevarian worked closely with the architect to deliver a Hospital that stood out among its peers.
Carroll Physicians Center
This is an interesting project from early in our company’s history. A request from a Dallas-based Orthopedic Sports Medicine Group to develop a freestanding clinic building led us to an opportunity to purchase a church that was built in the early 1900’s. It required a wholesale renovation including the addition of an elevator, and the result was this two-story, 23,000 SF Medical Outpatient Building. Challenging, for sure – but creative adaptive reuse development is in our DNA.
3310 Live Oak Medical Offices
Located adjacent to the Baylor Scott & White University Medical Center campus in Dallas, this 5-story, 40,000 SF Medical Outpatient Building was nearly vacant when we purchased it from the County. It had great garage and surface parking and good bones but it had not been renovated since its construction, and it needed help. A lot of help. Prevarian invested in a complete renovation and the refreshed building has attracted some exceptional tenants.
